The development and maturation of real estate market is a stage which a state has to pass through when its economy develops to certain degree. Simultaneously, it is also a symbol of a country's economy development. In 1998, a housing reform paper "Notice on Further To Deepen Cities Housing System Reform, And Sped Up Housing Construction " was promulgated. In this notice, it is decided to stop the housing object assignment, and establish a new housing system of housing assignment currency, housing supply commercialization and socialization from that year. Since this paper was promulgated, China's city real estate market has been developed unceasingly, which played an important role on fueling china's economic growth and raising people's living level. Real estate industry has been a pillar industry in our country's national economy. The continual, fast, and healthy development of real estate industry has become a power and a new growthspot of the economical development. Maintaining continual, fast and healthy development on real estate market has extremely vital significances to the construction of comprehensive well-off society and socialism modernization.While we saw the real estate market developed well, we should also see, as the market is not mature and the policy cannot be implemented fully, the real estate market has not developed successfully, and many problems are existed, which may even cause economic foam. All these should be given great attentions. The whole circulation of the young Chinese real estate industry has not realized "Pareto Efficiency". Some real estate enterprises use policy loopholes and methods against rules to gain huge profits, which causes more and more enterprises compete with each other by gaining high profit, and causes many problems be exited in the whole real estate industry market: the exuberant market demanding, the non-rational anticipated profit, the imperfect of market growth and the distemperedness of market system, and so on. Effective government macro-control methods play important roles for the consummation of the real estate market.The real estate macro-control methods include methods of economy, law, administration and land, and the economic methods include finance, taxation and financial methods. The core of financial method is monetary policy. As a exogenous variable the real estate market, monetary policy influences real estate market from the supplies and demands. In this article, I analyze monetary policies of the real estate market from 1998 to 2006, research the channels and results of monetary policies conducted on the real estate market, take microscopic Zibo's real estate market as an example, to carry on the confirmation of the results, obtain the conclusions of monetary policies regulating real estate market and questions needed to be reconsidered, and propose some policy suggestions on monetary policies supporting and regulating real estate to develop healthily.This article includes four parts. The first part is the theoretical analysis, elaborating the ways and the theories of monetary policies performed on regulating real estate market; The second part is international comparison of the monetary policies supporting and regulating the real estate market; The third part is real diagnosis research, which use some real estate market data from 1998 to 2006 to research, and take microscopic Zibo's real estate market to carry on the confirmation of the diagnosis research; The fourth part is the real diagnosis research conclusions, in which I analyze the questions existed in the monetary policy regulating the real estate market, and propose some policy suggestions on monetary policies supporting and regulating the real estate industry.
