Housing is not just an economic issue, it is a universal social problems. housing problems correlates with both the level of housing price, the level of land price and other factors that impact on housing price and land price.Due to rapid economic growth and the rise in the level of urbanization, housing price and land price have a high-speed growth, Government departments, as manager of the real estate market,should research and analysis the housing market issues and rules,and timely make decisions and to solve housing issues in the field of of real estate market.this paper gives a attentions on housing price,land price and other factors that impact on housing price and land price in real estate market.Through economics science, statistics science and geographic information science,I research the interaction between housing price and land price in different views. In-depth analysis on the policy, position conditions, plot ratio, planning factor and traffic conditions,to build real estate GIS spatial database,and using the semi-variogram function cloud, covariance function cloud, trend analysis model, voronoi maps and profiles, and other research method to research spatial distribution Characteristics of housing price and land price. and through kriging statistical analysis methods to forecast spatial distribution rules,researching spatial autocorrelation in special dimensions and to analyze the trend of housing price and land price.Basing on validation statistical modele method -structural equation modele to build dynamic relationship model of housing price and land price. Through constructing causal relation of each influencing factor,according to structural equation model principle to estimate path coefficient and test goodness of fit statistics of model.Through repeaded tests to improve model, and ultimately have an a stable and reasonable mathematical model. The results show that: policy have a little negative effect on housing price and land price,but a little; micro-regional factors have a important influence on the level of land price;the level of housing price and the level of land price have a mutual influence.
