The urban land price exactly embodies its value and the rights and interests of the land owners, which reveals the uncertain relation between the supply and demand of the land, just like a weatherglass. So it is an important device of manipulating the way of utilizing land and then it is the very core of land market. This thesis exposes the theoretical and practical demerits of assessing land and then presents the author' s view of employing geostatistics to study the assessment of urban land-price. First, the thesis points out that the present theory of assessing urban land-price neglects spatial characteristic of assessing urban land-price, and that the special correlation of the statistics is not utilized during the process of defining the starting land-price. Hence comes geostatistics advocated to use to improve the situation. Second, the thesis briefly illustrates the spatiality of the data of urban land-price. Urban land-price is such an index that is influenced by various factors so as to reflect the quality of urban land and the level of the urban development, on the other hand, all these factors are much different in terms of urban spatial distributing, therefore geostastics has its own merits to analyze the spatial variability and structure of urban land-price. Here lies the very foundation of the thesis, i. e., it is necessary to apply geostastics to the data analysis of land-price. Third, the thesis systematically summarizes the primary points of geostastics and then examines status quo of geostatistics in the study of urban land-price. At last, taking Yuanjiang County as an example, in which land grading and assessing the base land price in the central part of this county, the thesis testifies the reliabilities of applying geostatistics to the study of urban land-price. What is done includes: analyzing spatial autocorrelation, semivariogram and kriged estimates of the data of land-price;gradingcommercial land, fixing the base land price appraisal of commercial land and analyzing spatial distribution of land-price.
