In hypothesizes of housing prices can be affected by Structure and Location, there are some spatial distribution disciplines of housing prices, that housing prices in culture centers and business centers of a city can be higher than other areas. But this is experience summing-up, we need data and a scientific method to show spatial distribution disciplines appropriately. This study uses methods of geostatistcs to study housing prices spatial distribution disciplines in a quantitative way, through which can we understand housing prices distribution disciplines deeply. Findings can be used in city plan, be used by real estate companies in their sales strategies, and be used in housing value appraisal.This study uses Universal Kriging of geostatistics to study housing prices spatial distribution disciplines in metropolitan Hangzhou. For there can be a shift(drift) in the data, we use Universal Kriging which can be used in analyzing nonstationary regionized variables. In the first place, we find its experimental function of regionized variables based on housing prices data. Then using a variogram to fit it, we can know its nugget, sill and rang, based on which we calculate assessed value in other points by using kriging interpolation technique, by which can we draw isovalue lines. And last, we get spatial distribution disciplines of housing prices.We make a spatial comparison of housing prices of Hangzhou inner city between year 2000 and 2007. Main finding from detecting its housing prices gradient of year 2000 is that area around Wulin Plaza has the highest housing price, indicating a monocentric phenomenon. And year 2007, isovalue lines are very dense in east of Westlake, which belong to Shangcheng district or Xiacheng district, indicating that housing prices in this location is very high. Especially housing prices in area both near to Westlake and Qiantang river is the highest. And another two high areas or housing prices sub-centres are in Sandun and Qianjiang Town.We analyze spatial-temporal evolvement disciplines of housing prices based on data study of year 2000 and 2007. Main finding is that housing prices in Hangzhou inner city show a chang from monocentric to polycentric. City plans like cross-Qianjiang River development strategy lead to a new housing prices high zone in Qianjiang Town, which can notice from housing prices gradient. As a result of like reason of city development plan, area in Sandun becomes another housing prices high zone.
