With the development of economy of our country, the market of the real estate moves towards the standard day by day which make the competition between enterprises of the real estate more fierce. The importance of the marketing of the real estate becomes more obvious at this moment. To survive and develop,enterprises must raise the market competitive ability. Under the condition of the keen competition and the strengthen of national macroscopical regulation & control, the LinKai Garden is a top-grade house project which ShanXi LinKai Co., Ltd. develops .The research purpose of this thesis is how to use the theory about the marketing to make the marketing tactics of the enterprise.With the scientific and efficient management,ShanXi LinKai Co., Ltd. develops particular products, minimizes the risk of macroscopical regulation and market and promote its core compititiveness.After doing lots of market research,the author using classical management and marketing theories analyzes the external marketing environment and the rivals. Considering the characteristics of the company, the author makes products tactics, price strategy, channel tactics, promote and make up and brand popularize tactics at last.The marketing has become the most important factor which determines chinese enterprises' destiny. To raise the compitiveness, change the current low-level marketing management and raise the market shares, it has very important realistic and strategic meanings to explore and research the development trend of the marketing on the new century.
