With the significant reform of the housing distribution system in the 1990 s,the mode of housing management in China has been gradually changed from the traditional management and self-built management to the management of professional property management companies.Eastern garden property management co.,LTD.Is based in Xiangtan city "Eastern garden" series project,providing all-round property management services.Realistic contradiction is,however,on the one hand,owner pressing needs high quality property management services,on the other hand Eastern garden property management co.,LTD.,the current exist such problems as low employee satisfaction,imperfect incentive mechanism,severely restricted the level of property management service and the sustainable development of the company.Facing property industry competition and cruel,Eastern garden property management co.,LTD.is an urgent need to improve their incentive mechanism,the maximum excavated with scarcity,irreplaceability for features of the value of core employees,effective play to the core staff's work enthusiasm and initiative,constantly improve the service level and the core competitiveness of the company.There is no doubt that Eastern garden property management co.,LTD must first clear demand characteristics of core employees,in order to stimulate the enthusiasm of the staff,improve enterprise core service quality function.Therefore,this article through the questionnaire survey form,combined with SPSS and other data analysis tools,analyzes the demand and incentive status of the company's core staff,found the core employee to supporting environment for the most urgent needs,business achievement and self development needs more intense,salary welfare and job autonomy demand is relatively weak,employees of the supporting environment a lot of factors and self development demand also is satisfactory,and the incentive to work independently and equity still exists a lot of dissatisfaction,and we found that the company's core staff incentive status and demand exist many contradictions.Based on the above results,we according to the characteristics of the five major demands of key employees,from the environment,business achievement,self development,compensation and benefits and work independently five aspects put forward the incentive mechanism optimization scheme in supporting environment,establish a good corporate culture;the establishment of performance evaluation system,training Fair good team cooperative atmosphere,establish good communication mechanism and the implementation of employee assistance program;in terms of pay and benefits,and to implement incentive employee equity incentive and improved welfare incentive broadband compensation;After that,this paper puts forward the implementation measures to ensure the improvement of the core staff incentive mechanism from the aspects of organizational structure,implementation process,capital budget,corporate culture and other aspects,so as to ensure the implementation of the core staff incentive mechanism improvement.
