The Real Estate industry is the fundamental industry of a country, she has a close connect with other industry, and promote national economy with them. So it has a essential significance if we study this market. Before we study a market, we usually to see how the price changes in this market. But the price is decided by the market supply and market demend, on the other hand, the price impact them too. So this article use the supply---demend theory to explain the changment of real estate price. And after analyse several major real estate market policies, find the leqitimate way.Firstly, this article begin with the industry define and classification, to describe the domain industry's current situation, include the market condition, run characteristics, industry structure, and the macro-control. After these, make a forecast for the market.Secondly, the study of the supply—demend theory in real estate market. This part play a key role in this article. On the one hand, study the characteristic and impact facts in supply market and demend market. On the other hand, study how the price decided when the supply price equal the demend price. And also analyse the problems in Chinese real estate market.Finally, give the prices and suggestion. Land polices, policy choice of housing guarantees, intervention form government, finance polices and tax polices are the major step which Chinese real estate use. In these polices, policy choice of housing guarantees, intervention form government, finance polices and tax polices want to cutdown the market demend, but the target is not like this, it is face the demand of the market. So these polices can not play a key role when stabilized housing price.The key point to solve problems in the real estate market is the land police. By increase the supply quantity of land to expand house supply quantity. The most important step is ask the enterprises give the lowest price when the land price make sure, and release the house price to the public. This police have many advantages: improve the compentition , attract the small enterprises enter the real estate market; reduced house price; drive city building process; remedy social welfare; raise local government government receipts and so on.So land unti-auction is a "good medicine" to Chinese real estate market, with the policy choice of housing guarantees, intervention form government, finance polices and tax polices , to force this market prosperity and stabilization.
