For nearly 20 years, there have been a batch of listed real estate companies, which have large-scale properties, strong capability of profit and growth in the capital market.It pays attention to how evaluate their competitiveness scientifically, objectively for investors, consumers, business enterprises and government...etc.But in our country currently, there hasn't yet been any consummate theories and methods about appraising competitiveness ability of listed real estate companies, thus, this research is meaningful in theory and practically by all means.This paper constitute two evaluation systems– EVA evaluating indicator system and integrating competition capacity evaluating indicator system ,which is on the bases of analysis of the competition ability characteristics of the real estate listed company. It has outspreaded to study on methods of the real estate listed company's competition ability.Firstly, set forth the basic circumstance of real estate listed company in our country, summarize the concept of real-estate-listed-company's competition ability, and point out the objective limitation of evaluating competition ability.Secondly, according to analytic clue of Economic Value Added (EVA for short), established the EVA evaluating indicator system of real-estate listed-company, and explain the indicators and the model.Thirdly, in the light of the principles which embody all characteristics of real estate industry and the capital market, this paper chose five main factors and included three layers, which includes 42 indicators to constructed the comprehensive evaluation system of competition ability of the real-estate-listed-companies. Adopted layer analysis method to determine the weight, and sort order by means of linear-weight comprehensive evaluation.The end part in thesis, I choose six representative real estate listed companies, according to the methods established above, and do a demonstration study of EVA and comprehensive evaluation. As a result, these methods is appropriate and applicable.
