Urban land price, which is formed under the combine action of such multiple constraints as geographic location, infrastructure, surrounding environment and policy guidance, reflects the quality of urban land and the city's comprehensive development level. However, in the existing urban land market, the studies are more involved in the characteristics of internal spatial structure, mechanism and the space layout of different types of land price, while a relatively small in the regional characteristics and influencing factors of land prices between cities. In order to understand the formation, location, function and changing mechanisms of urban land price, it is necessary to find the factors affecting urban land price's spatial differentiation, and analyze how they work on the prices. It's of great theoretical and practical significance to reveal the inherent law of urban land prices and strengthen macro-control on land price, and it will promote a steady healthy development health in urban land market.The first three chapters are for the theoretical analysis: Chapter 1 gives an introduction of the background and significance of the study on the impacting factors of urban land price. In this part, the paper reviews the status quo at home and abroad, introduces the purpose, content and methods of the study. In chapter 2, we define the concepts as urban land price, the spatial differentiation and so on. Then a specific analysis of the guiding significance brought by such basic theories as the theory of differential land rent, theory of urban land price, theory of location, theory of urban land prices spatial variation and some others are accomplished. Chapter 3 divides the factors, which affect the spatial variation of land prices in different provinces, into four types as the nature, location, economy and social factors. In a more specific way, they can be classified into urban environmental quality, urban location, economic development, infrastructure, the potential use of urban land. Chapter 4 is for an empirical analysis. Taking the standard land prices of 13 prefecture level cities in Jiangsu province within the urban areas as research samples, we analyze the affecting factors working on the spatial variation land prices. Considering the availability of basic data documents of these cities, a factor-evaluation system of different impact on the prices of different land use is established and drive models of factors affecting spatial differentiation in land price in the commercial, residential, and industrial lands are constructed with regression analysis.Chapter 5 is the conclusion part. The paper also gives some policy suggestions, including strengthening not only the construction, but also the implementation and supervision of the relevant laws and regulations, building a system of regional standard prices in urban land and a unified remising-land market and improving the pricing mechanism of industrial land. Finally, the prospects of the quantization of the impacting factors and the construction of the driven models are prospered.
