The land market is a part of the market economy in China, various countries and regions have attached great importance to the development of the land market. In recent years, China’s urban land market has also has made significant development. As an important element of the land market, urban land price are subject to infrastructure, geographic conditions, policies and regulations, and the surrounding environment and other factors. The spatial layout of the land prices can reflect the quality of urban land and the level of urban economy and society. As the development of China’s land market is not long, the discussion on urban land price are more involved in internal spatial distribution characteristics and structural characteristics of different types of land price, and studies on the spatial characteristics and influencing factors between cities within the region are few. In the context of regional economic development and rapid integration process, it is necessary to conscientiously study the generation, movements and spatial layout of urban land price and factors that can affect the spatial layout of urban land prices. These studies have important practical significance in strengthening land management and development steadily and rapidly of the urban land market. At the same time, these studies are also important for the formation and stabilization of the regional land market.Taking Wuhan City Circle as an example, the paper analyses the different uses of urban land price data from2007to2009, tries to reveal the space distribution characteristics of the urban land price and influencing factors more scientifically, and provide reference of formation and development of the regional land market.The paper is divided into six chapters. The first chapter is an introduction section. Chapter one describes the background and the significance of studies on urban land price, summarizes the status of research in the field at home and abroad synthetically, and describes the contents, the methods and technology route of this paper; Chapter two defines the related concepts involved in this article, summarizes the theoretical basis; Chapter three generalizes the general factors of urban land price for four types that are the economic and social factors, policy factors, land supply and demand factors and regional factors, and analyses the specific factors such as the level of economic development, population status; Chapter four has an analysis which takes Wuhan City Circle as the study area and takes urban benchmark land price as the study object on spatial distribution of different types of land price. Based on spatial correlation theory, this chapter calculates the global Moran’s I value of land price, analyses the spatial distribution of land price in Wuhan City Circle, and explores spatial distribution pattern of the various types of land price according to Moran scatterplot and the map of land price’s spatial distribution; Chapter five establishes the land price impact factors index system, elects the contribution factor as explanatory variables using principal component analysis method, and takes all kinds of land price as the explanatory variables to establish the general regression model, the space lag model and spatial error model. By comparative analysis of these models, the chapter chooses a suitable model to explore the main factors that affect the land price. Chapter six is the conclusion part, summarizes the results of the study and the main conclusions of the full text.
