With the accelerated process of industrialization and the scarcity of industrial land to further enhance the importance of industrial land continue to highlight.Under the guidance of the policy of "bidding and auctioning",the degree of marketization of industrial land in China has been improved obviously.However,the current study of industrial land price of is more about government action.At the same time,the empirical research on price influencing factors mainly focuses on regional level.While on the micro level of land price mechanism,mostly focus on qualitative analysis.With the industrial land market enhancing,the level of industrial land micro-mechanism has gradually improved.Therefore,the article uses the market data of industrial land to explore the macro and micro price impact mechanism.According to industrial land transfer data in Jiangsu province,analysis on the spatial distribution of industrial land price from 2008 to 2015.Collect detail information of 2639 plots of 2015.Based on the classical characteristics of the price model to discuss the macro and micro variables on the role of land prices.At the same time,to discuss differences in input factors under the industrial sector between different industrial type.The article draws the following conclusions:1?The level of spatial differentiation between the city has been rising,which means the price gap between cities increased.The level of marketization of industrial land has been improved,the government-led industrial land transfer situation has changed.The price level of industrial land has not changed much,indicating that the price level of industrial land is not enough to reflect the scarcity of resources and cannot raise the price.The price level of industrial land between regions is contiguous in neighboring area.2?Industrial land bidding mechanism between the city has become increasingly scientific and open,similarly the price competition mechanism cannot be ignored.At the same time,during the auction inside the city location advantage is more and more prominent.Enterprise's preference of superior location lead to fierce competition in industrial land market,making the prices more competitive.3.Industrial land prices interact with the industrial sector stage.Industrial land prices indicates the close connection between industrial land and industry type.Such as labor-intensive industries,the investment on the land is quite limited,industrial land price is quite low.Resource-intensive industry is similar to labor-intensive.Comparatively,investment on land of capital and technology-intensive industry is relatively high.The intensive use level of industrial land is different between industries.Labor-intensive industries tend to use industrial land intensively,while the other two use in an extensive way,which may cause waste of industrial land.Based on the above conclusions,this paper puts forward some policy references from four aspects:perfecting the market competition mechanism,perfecting the urban infrastructure construction,promoting the intensive use land and planning the industrial land location.Highlight the scarcity of industrial land resource to avoid inefficient use.Improve the urban infrastructure construction to provide convenience for enterprises.Guide the intensive use of industrial land.Improve the overall scientific level of land planning to attract enterprises.Promote industrial land prices to further enhance and finally provide reference for regional industrial land price competition mechanism.
