| In 2008,the economic crisis outbreak swept the whole world.The negative influences on our real estate enterprises were obvious.To change the current situation, we need government to increase the efforts on the marco-adjustment,supplying more affordable and low cost houses in the market and to carry out the each measurement to stabilize the market securing the economic growth and promoting the consumption.In the other hand,we need our enterprises to adopt with this situation,improving their capacities and to provide more market oriented products,thinking of how to promote the quality and reduce the cost.This article will focus on the cost control in whole process in real estate project helping them to increase the competitiveness,thus,to alleviate the increase of housing price and to meet the demands from the general public.This article gives a comprehensive analysis on development cost and influencing factors during the project development which has been divided into three phases, prophase,metaphase and anaphase.In prophase,land cost would be one main factor which will be based on integrate evolution combing with the method of game theory from the land auction process to control the cost directly and then combines with the floor area ratio of land to determine the reasonable cost to control indirectly.This is the core of this article,but also innovation.In metaphase,we will use the concept of dynamic control in whole process to oversee the project more comprehensively,timely and systematically.In anaphase,we will induce the theory of economy adapting the methods of" Clever Pig Game" to control the cost on marketing development.Empirical analysis shows that cost control is established in this article can effectively reduce the cost of real estate development projects of various types of real estate developers in terms of cost control with greater reference value and practical significance. |
