With China's housing reform deepening, the housing industry becomes new economic growth point and the point of consumption for its strong correlation of industry, large investment, strong stimulating effect on the national economy etc. And its operations have important influence to the national economy. The housing industry's running embodies in changes of housing market's supply and demand structure, while the regulation of housing market supply and demand structure relates to healthy development of housing market and benign operation of national economy. Through researching housing market supply and demand structure, we will be able to master the development of housing market. And then we will make right judgement to operation of housing market, which ensures sustained, healthy and stable development of the national economy. At present, because of the influence of china's political and economic factors, in some region, housing market appears a series of structural problems such as over-heated investment in high-grade commercial housing, over-lowed proportion of supply in middle and low grade commercial housing and economical housing, high-income people's needs of over-heated speculation, low-income groups'needs not meeting etc. These problems prompt housing price to rise, increase the risk of bank credit, seriously disturb the normal operation of the macro-economy, and impede sustainable development of housing market. In order to solve structural imbalance between supply and demand in the housing market, we have to carry on the analysis of the system to housing market's supply and demand structure. Thus we will effectively adjust and control housing market's supply and demand structure.The paper expounds the concepts of housing market and theories of housing market's supply and demand. Through studying income levels of residents in China, family's capacity to pay the housing, and the situation of housing market's supply and demand, the paper analyses the status quo of housing market's supply and demand. The paper focuses on: According to the proportion of the per housing consumption to calculate housing effective demand, and then calculate the proportion of housing effective demand. By contrasting and analyzing housing supply and demand structure, find primary problems and causes of housing market's supply and demand structure. The paper applies degree of grey incidence in research on impacting factors of housing supply and demand structure, ranks sequence by degree of incidence of each impacting factors, and then finds out key ones, which can help the government grip crucial factors to adjust and control housing market's supply and demand structure. At the end, the paper proposes some suggestions in aspects of optimizing supply structure, increasing effective demand for urban housing and improving the supply of housing for low-income groups.
