In recent years,China's economy develop rapidly,the process of urbanization speed up quickly,the urban population continue to grow.Accompanied by ever-increasing investment in the development of land and scarcity of land continue to appear,land values of many cities in China and its surrounding peri-urban fringe have been showing an irreversible trend of growth.It has become the common issue which both theoretical circle and government all concern to research the growth of land value in the new urban.This paper studies potential for land value-added of Hefei Binhu New Area.Based on land location theory,land rent theory,through macroscopic and micro levels,we try to analyze the potential for land value-added of Hefei Binhu New Area,including the city's economic development,urban infrastructure investment,locational advantages,industrialization,urban land use potential,and so on.Quantitative analysis are also given of urban economic development,urban area,the impact of urban infrastructure construction on urban land value,etc.The corresponding evaluation model has also been built.Based on the analysis of status of Hefei Binhu New Area construction,Refering to the experience and lessons of domestic and international urban development of the new district,the following points are given in this paper:The government's macro management should be strengthened,the land circulation should choose some flexible manner of different land-use right transfer mode,enough input must be ensured on the ecology and environmental protection,at the same time,surrounding lake landscape,creating cultural tourism should also be emphasized.Re-employment of farmers who had lost their land must be ensured in order to keep social stability.There are a lot of research achievements in domestic or abroad about the urban land value-added,but this article focuses on innovative research.To some degree,it involves plenty of exploration and practicality,On the other hand,there must be a lot of shortcomings or faults.I hope this article can initiate further research about this field,so as to promote academic development and application.
