After the 20 years' reforming and opening policies, our country' s economy has developed quickly, the economic size has extended ,and the building lands have increased. Development areas are the products of Chinese reforming and opening policies. Recently they have thrived and prospered when all cities keep establishing development areas in their surrounding areas.In general, development areas are located in the injunction of cities and countryside. Originally, they were the collective properties of local farmers, and were mostly used for farming. After designated as development areas, they are retracted from farmers by the government and then are planned for commercial, residential and industrial uses.Our assessment of the lands in development areas is not simply based on the current value for farming but on the potential value for their future commercial, residential and industrial uses. Therefore, we will assess them differently by ranking and grading. On the other hand, development areas are to be developed, unlike the urban areas that have all kinds of fundamental facilities, thriving commercial services and convenient transportation. So, we also have to assess their value according to their actual specialties.This thesis will analyze some problems in the ranking and assessment of land in development areas, . Firstly, explain the definition of the lands in development areas as well as their characteristics, and elaborate the theories and principles used in our assessment.Secondly we will explore the methods in this area especially that of selecting on factors, measuring on importance and calculating on samples, and propose that the assessment of the land in development areas is different from that of farming lands and those in urban areas. Lastly, we come up with some suggestions for improvement in this area by combining the concrete examples from Guangzhou' s development areas in Nansha.
