Studies On Price-Control Housing Based On Government's Price Controls Mode

Price-control housing, as a new way of government regulation and a perfect convergence for the classification system of housing supply, is an inevitable product under the structural imbalances in the housing supply and shortage of ordinary commodity housing in low-cost, small and medium-sized dwelling size .From the background, around the price control mode of Price-control housing, based on economic analysis of its bidding and pricing mechanism, this paper put forward a new price control mode based housing affordability for Price-control housing.This paper includes the following four parts:In first part , under the theory of government regulation and the characteristics of Chinese real estate market, we analyze the success and scarcity of the practice of Price-control housing, compare to the difference with security housing in system arrangement, in order to discuss the role of price-control housing policy system.The second part, based on showing the multi-stakeholder of price-control housing policy, including central government, local governments, enterprise real estate developers and housing consumers, analyses the game mode for price-control housing policy system and shows their game strategy to find how to reduce its system risk.Part third , through the clarity of the role of price-control housing policy system, compare to the difference with government's price control mode, shows a new price control mode based housing affordability for price-control housing.Part IV explores how to stipulate government, developing company and consumer's behavior in housing supply policy system, in order to improve the policy of price-control housing.The main conclusions of this paper is that price-control housing is not only an useful means of the national macro-control, but also an important part of the classification system of housing supply. We should adhere this policy.
