Abstract/Summary:
With the rapid growth of China' s national economy and acceleration modernization, real estate investment scale is growing, and it has become an important part of the national economy. At the same time, the rapidly changing social environment for real estate investment has also brought many uncertainties. In addition, investment in real estate has a long cycle, and unlike other sectors, the characteristics of development system or process are different. As a result, the project risks are increasing, and Risk of loss has become increasingly serious. So it is practical significant to in-depth study of real estate projects in risk management issues, and to explore an effective way of avoiding and resolving project risks or loss.This paper combines of the risk management theory and the specific practice, with the analysis of real estate project risk management. The paper has studied on real estate development project risks, using the theory and methodology of the Rising Sun Plaza, a detailed analysis of the project. First item is on the basic situation. Second, from the developer, development costs and project construction conditions, the project progress and development environment, the paper achieves project risk identification. And then, it uses various methods for risk assessment. Finally, the appropriate risk management measures are proposed. In the planning stage, through the project planning requirements, the conditions for projects and the comprehensive inspection SWOT analysis, it proposes product planning and design. Through the organizational structure of the project design, organization and management structure, project construction schedule, it establishes to ensure the smooth progress of project. Through strategic planning, marketing planning and related content it enhances the implementation of the specific value and realization the value of the project. In the economic evaluation stage, the paper starts at estimation the project investment and capital planning, financial analysis. Through various factors such as real estate projects size and project cost, it issues the total investment. A reasonable funding plan can be determined by investment plans. The analysis of financial profitability, liquidity can show us the project financial evaluation. By break-even analysis, sensitivity analysis, the paper describes risk strategies by quantitative analysis and qualitative analysis.In this paper, through the on risk management of the rising sun square project, the writer hope to raise the awareness of risk management, as well as to enhance the risk identification, risk assessment and risk response capacity. In view of the uncertainty of the current real estate industry and the characteristics of their own projects, the measures can improve the ability to resist risk projects to ensure that the project can be successful.
