The real estate industry is engaged in real estate development, operation, management and service industry. It is one of the basic factors of production in our society, and more than 50 industries in the national economy has a higher degree of correlation to real estate industry, playing the leading role of China’s national economy and makes a great contribution to GDP. So the Chinese government introduce various types of policies to promote the develop the real estate industry, which makes the real estate industry has developed rapidly in a fairly long period of time, and create a huge economic benefits, and it plays an important role as a pillar industry of China’s national economic development, and it is a huge engine in the process of economic development in China. However, driven by the economic interests, the real estate development process gradually are exposing some problems. As we all know, real estate project needs a large investment, a long construction period and many potential unfavorable factors. Besides, the real estate market is a new thing, the managers of real estate project has little experience and lack of risk awareness and the risk the investors inevitably faced with all kinds of risks. Many investors are helpless facing with risk. If they cannot solve them effectively, they may suffer huge losses and even go bankrupt. This will have a bad influence on the whole society. So, it is very meaningful to reseach on risk management of real estate projects. This paper focuses on risk in order to provide reasonable methods to indentify risk by studying the risks which Qingdao LAVIE community faces. This is very significant to other real estate projects.In this paper, we take Qingdao LAVIE community real estate project as a case. The paper discusses and researches on the risk management of the project development process of LAVIE community real estate project from risk identification, risk assessment, risk response and risk control on the basis of knowledge of real estate project risk management. And it divides the project to four stages-investment decision-making stage, preparation stage, construction stage and sales management stage. According to the actual situation and the specific characteristics of LAVIE community real estate project, the paper comes up with ideas of risk management, which gives a reference to risk management of LAVIE community real estate project. Firstly, This paper introduces the development process of project risk management both at home and abroad; it elaborates the definition and nature of risk and risk management as well as the basic principles and processes of risk management in real estate projects.projects. Secondly, According to the risk management system which includes risk identification, risk assessment, risk response and monitoring, the paper systematically analyzes the risk factors taking place in investment decision stage, preparatory stage, project construction stage and sales management stage of LAVIE community real estate project. The risks are estimated by a combination of quantitative and qualitative methods. With the methods of sensitivity analysis, breakeven analysis and expert investigation, we know the important risk, general risk and low risk. At the end of this paper, strategies are put forward to avoid and reduce risks of real estate projects, and it will improve the decision-making level of the real estate project risk, and reduce the probability of risk, improve the competitiveness of enterprises.
