With the fast maturity and increasing competition of the real estate market, the intuition and experience during project development are gradually abandoned. Instead, the real estate market research and marketing planning have been emphasized in the whole industry, focusing on studying and guiding consumption demand in order to design the right products to meet consumption demand. For this, sturdy market research should be first finished to master the real estate market and analyze product positioning, further to make scientific investment decision.This article begins with the aim and importance of real estate market research, includes the current situations methods and types,and important variables of real estate market research, presents a number of innovative models and practical tools on macro and micro analysis of the real estate market, and make the empirical analysis and accurate positioning for specific projects with these tools.This paper is divided into four parts , with the main structure as follows:(1)The purpose, importance, classification, methods and other relevant factors of market research are described .It is also the basis of project research.(2) To sort out several innovative models in the macroscopic grasp of whole market and several practical methods in the microscopic data analysis during market research.(3) The application of market research in the project positioning: To describe the whole market with macroscopic models, and to quantitatively and qualitatively analyze data from the research with microscopic methods.(4)Specific project positioning: After the multiple researches of the project, to analyze the project positioning with the four-dimensional method in real estate market research.
