Farmland is a complicated system that consists of nature, ecology, society, and it is the source of the surviving of human beings. Farmland has double characters of asset and resource. Farmland price evaluation is to judge and estimate the value of farmland objectively and reasonably, it is an external representation of its resource character, it has an important significance in the protection of farmland, farmland use system innovation and farmland expropriation system innovation. Western evaluation theory had developed, and the research of farmland price had been studied relatively. However, in China, because of the long-term practice of original free-land system, people did not realize the importance of farmland and farmland evaluation, which made the theoretical research delayed. At the same time, because the management system of farmland price was unsound, which made country can not make control and management on land price in farmland market. The existence of above various problems made the farmland circulation in China unreasonable at present, the legal rights and interests of peasant could not be protected, which obstructed the construction and . development of rural land market seriously and did harm to the construction of the unification of cities and rural areas and socialist new rural areas. Dealing with these problems, the author chose farmland price as major study direction.This text expatiates some conceptions which are concerned on farmland price firstly, especially the conception of farmland standard price. On the basic of the above expatiation, this text brings forward some basic theories and principles about farmland standard price. The basic theories contain the ground-rent and land-value theory, the area location theory, the land supply and demand theory, the land productivity theory. The basic principles contain prospective proceeds principle, the substitution principle, the reward increasing and descending principle, the contribution principle, the rational and effective using principle, the alteration principle, the supply and demand principle. Besides, the text expatiates the relation between the theories and principles and the farmland standard price. Secondly, according to the evaluation methods of the farmland price, the text analyses two methods, including its evaluation elements, process and application range. The forth part of this text is the most important content. In this part, according to the fact of lintong area of Xi'an city, the author use two methods to evaluate the farmland there, also compare the two results and elicit the finally result. At last, getting across the above discussion, the author analyses the application of farmland standard price, also point out the excellences and disadvantages of this text.
