In the hope of revealing the characteristics and influencing factors of urban unregistered migrants' housing choice behavior and summarizing its own rules as decision-making basis and reference for real estate enterprises to locate and develop target customers in this group, this paper takes samples of unregistered migrants to make descriptive analysis, independent t-test and One-way Anova, and mainly focus on logit regression analysis of influcing factors of housing tenure choice behavior and willingness to purchase and the result shows that:(1) The influcing factors of housing tenure choice behavior include marital status, family income, working hours, housing area, the distance from the workplace, surrounding facilities, and willingness to setlle down. Those married, higher in annual household income, work longer, living space smaller, lower importance attached to the distance from the workplace, great importance attached to the surrounding facilities, and more willing to settle down are more likely to have housing.(2) Factors influcing the willingness to purchase include the numer of family members in the city, the down payment, years of urban residence, migration intention and restrictions on their children's education. Those more of family members in the city, affordably higher down payment, longer living in the city, weaker intention to migrate, and greater restrictions on their children's education have stronger willingness to purchase a house.In addition this paper tries to work out major differences in group characteristics, influcing factors of housing behavior and intention between these two groups by making comparative analysis of the unregistered migrants and registered residents. Final recommendations for real estate developers include implementing different marketing strategies between these two group housing markets, cooperating with government and work unit to promote the transformation of unregistered migrants' housing needs from potential ones to actual needs, and enhancing the development and construction of rental housing market.
