With the acceleration of urbanization and industrialization in China, Land problems have become a bottleneck of socio-economic development for Zhejiang province, which is a developed province with vast population, where land source is in short and imbalance between land supply and demand. However, in rural area, the land use is in low efficiency, and extensive homestead use in rural area is a prominent problem. How to intensively use the rural homestead is a very effective way to enhance the efficiency of land use. It shall have an important significance in sustainable development of society and economy in Zhejiang.Starting with investigating the present situation of extensive homestead use in rural area, this essay analyzes the reasons why the level of rural homestead use is lower, and combs the realistic significances of intensive use of rural homestead; it sums up several modes of rural homestead use and their features in Zhejiang province by analyzing related economic principles and driving force. The essay also analyzes interest division difficulties and law predicaments in the course of rural homestead use present, consequently, puts forward the principles that should be followed in homestead use. Finally, by studying current land policies, the author raises a new mode of housing reform in rural area in terms of house and homestead exchange, which has proved practicable with the practice of rural housing reforms in Jiaxing.The innovation of the essay lies in having found the samples of different modes of homesteads use in different regions in Zhejiang province, which is economically developed. With a systematic contrast and elaboration on the modes of present homestead use, a new mode of housing reform in rural area is raised.
