Building energy conservation plays an important role in energy-saving and emission-reduction tragedy of China while energy-saving improvement of the existing buildings in northern heating regions is the key component of building energy conservation. Energy-saving improvement of the existing buildings means high investment, long payback period and low rate of return which makes it difficult to imply widely.The paper first analyzes situation of energy consuming and energy saving in the existing buildings, then studies on cost and economic benefit of the existing dwelling buildings on the basis of theories of life-cycle costing and project evaluation to develop a framework for economic analysis of buildings, energy efficiency improvement, which will provide a theoretical basis for the economic benefit evaluation of existing residential buildings.The paper derives series of formulas on economic benefit estimate for energy saving improvement of buildings, heating system and enclosure with heating and cooling sources constructions. The demonstration project of Chinese improving existing residential buildings for energy conservation in Tangshan city is studied as an case. The case study makes an economic benefit evaluation on the demonstration project which proves that energy saving improvement of existing residential buildings can obtain good economic benefits while it has high investment, long payback period and low rate of return. The research achievements provide more scientific theoretical basis for complete analysis on energy saving improvement of existing residential buildings and for our government to make relative policies on it.
