Real estate industry in China has gradually become national economy progress The real estate industry in China developed rapidly, and the real estate industry has increasingly become the basis of our national economy, guiding and pillar industry. However, with the increasing drastically of the number of real estate enterprises and ever changing market needs, the real estate enterprise has to face the increasing competition. Therefore, it is the only choice to keep the advantage of competitive that the enterprise value is pursued continuously by the real estate enterprise, and which is advantageous to the long-term development of the real estate enterprise. Taken real estate enterprise as the object in the research, based on the principle of value engineering and the theory of value chain, the paper evaluates the value activities of enterprise from the function-cost point of view, in order to construct a new and operational evaluation system of enterprise value. Thus, according to the calculated value coefficient of value activities, the weakness of the enterprise value chain is found out, and suggestions are put forward to improve the value level, and promote enterprise's long-term and stable development.Firstly, starting with the theory study, the paper analyzes the various methods of enterprise value evaluation, and summarizes the relationship between the principle of value engineering and the theory of value chain after analyzing of them; in order to find the theoretical basis and research methods for the study.Secondly, starting with the theory of value chain, the paper analyzes the value activities' content and function in the value chain of real estate enterprise after building the value chain of real estate enterprise, in order to get ready for further study.Thirdly, according to the principle of value engineering, the paper establishes the structured model of the relationship between function and value activities, and analyzes the driving factors of cost and the cost constitution of value activities, in order to research on the function-cost of value chain of real estate enterprise systematically.Fourthly, based on the structured model, the paper calculates the actual contribution rate of each essential value activity, in order to get the contribution value of each essential value activity. What's more, the total cost of the enterprise is apportioned to each essential value activity, in order to determine the value coefficient of each value activity. Additionally, the paper draws the value distribution curve of real estate enterprise, in order to do contrastive analysis of the distribution curve. Thus, an operational enterprise value evaluation system of real estate enterprise value is constructed.Finally, Z real estate enterprise is taken to make an empirical analysis, in order to expound the method and procedure of value analysis in real estate enterprise. In other words, the paper evaluates the value distribution of Z real estate enterprise systematically. What's more, the paper puts forward the countermeasures in order to improve the existing problems, so as to promote Z real estate enterprise to develop stably and healthily.
