In the fierce market competition, real estate enterprises shouldchoose to strength their competitiveness constantly to achieve success.However, how to appraise and discern correctly is the key to fosteringcompetitiveness.First this thesis sum up and summarize systematically to the formerresearch results of the enterprises' competitiveness theory, carry oncomprehensive review to the thought views, producing background,suitable environment, pluses and minuses of various kinds of classicaltheories of enterprise's competitiveness, compare the main existingcompetitiveness appraising and discerning methods.Second, analyses the influential factors on competitiveness of realestate enterprises such from trade environment, industry's state,enterprise resource, etc; Research on the value chain and its newdevelopment, probe into the impact of value activity, auxiliary activityand the new development of value chain on the competitiveness of thereal estate enterprises; Propose the ability component parts of real estateenterprises in the above then, and summarize the competitiveness'sproduction mechanism of the real estate.Third, analyze the inherent recessiveness reflection and externaldominance reflection of enterprises' competitiveness from enterprise'sability and running results, set up an appraisal and discernment real estateindex system on the basis of enterprise ability and running result, andstructure Double AHP Linking system which can appraise and discern thereal estate enterprise competitiveness.Finally take the real estate enterprise of Xincheng as an example,use Double AHP Linking system to appraise its competitiveness, andprove this model's effectiveness and feasibility.
