Rural housing is one of most important part in the building of a new socialist countryside, but due to the lack of sufficient attention to the relevant questions and unified planning, the resolving of rural housing problem cannot catch up with other problem of "issues concerning agriculture, countryside and farmers". The government invested heavily in this project in recent years, but invest only cannot solve the problems of technological backwardness and poor capacity to resist disaster. In addition, government support cannot fundamentally meet the financial needs of rural housing. Coupled with weak credit system in rural areas, financing channels blocked, investment risks and low profits, financing difficulties become a bottleneck restricting the development of rural housing.In order to better solve the rural housing problem, this article is written to research a finance model for rural housing project in the view of real estate enterprises. Firstly, this article starts from the situation of rural housing, in-depth analysis problems in the process of refinancing that the enterprises may face and the causes. Then use qualitative and quantitative measures to analysis the necessity and feasibility of using PPP model and ABS model that have been widely used in foreign countries according to the current situation and financing environment of the rural housing financing. Finally, optimize PPP model and ABS model to make them suitable for rural housing financing environment. Researching the combination and operational processes and supporting measures of these models to make sure the model will be implemented reasonably and effectively.
