Research On The Retail Formats And Its Spatial Characteristics Around Shanghai Suburban Rail Stations

Since entering the new century, China's industrialization and urbanization have rapidly developed. With the gradual improvement of highways and urban Rail Transit, in many major cities, it has appeared the phenomenon of residential communities and retail commerce spreading to the suburbs. China's retail on Suburbs of big cities are currently lack of a reasonable business planning, and also have relatively few professional researches. On one hand, as an important means of transport in large cities, Rail Transit has a characteristic of large capacity,small footprint and fast speed. On the other hand, the construction of urban rail transit has resulted in a significant impact on the Suburbanization, and even the developments and distributions of the Suburban retail. Trough the investigation,analysis and research of the retail around Shanghai suburban Rail Transit sites, this article tries to use analytic induction to get a law about the formats and spatial characteristics along Shanghai suburban Rail Transit, and make some theoretical thinking for retail development model along the suburban Rail Transit of large cities in our country.This paper mainly studies the formats and the special characteristics along Shanghai suburban Rail Transit. It Choices 7 stations which locates in Baoshan,Songjiang,Minhang, and the important analysis is their formats inside and outside of the stations and the statistical data of the forms and spatial characteristics. And then, through the analysis of the Present situation of Shanghai commercial development and the formats along Shanghai suburban Rail Transit one by one,, summarize the forms,the spatial characteristics and the problems needed to be attended of the commercial development along Shanghai suburban Rail Transit one by one. Finally, on the basis of the above summarized, have a theoretical thinking with the method of combining theoretical analysis and practical verification, and then puts forward some development proposals and countermeasures. Through the research of the retail forms and spatial characteristics along Shanghai suburban Rail Transit, this paper aims to to take a active part in the related research of the mode of commercial development in the suburb of China's major cities and the rules.This article consists of three parts, and the first part is the introduction. It includes the first and second chapters, and the first chapter is an introduction; second chapter is an description related to the progress of theory and research.The second part is the main part of the paper. It includes the third and the fourth chapters, this section introduces the development of the retail along the suburban Rail Transit. Secondly, it includes the investigation of the Formats around the seven stations. Through the research of the current development situations of Shanghai Rail Transit and the retail formats, it, summarized the retail formats and the spatial characteristics, and then obtains the favorable conditions and the emerging issues. At last, combined with the theory of Real Estate Economics,Urban Economics,Retail Properties, some suggestions will be given.The third part is the conclusions. It mainly summarizes the conclusion of this study, and elaborates some thinking of the author's subsequent problems, with the Hope that it can take some help for the future studies about the retail formats and the spatial characteristics along the suburban Rail Transit of the big cities.
