Research On Management Mechanism Of The Real Estate Development Project

In recent years, the condition and the request which the people lived also in unceasingly enhances with the economical development. It also urged the real estate industry to obtain the fast development. Facing with the future competed real estate market, the property developer must establish the organizations and project management mechanism which is suitable to the enterprise itself, it will be able enable the enterprise to obtain the considerable development. The past project management often only limited in the construction process, and other development link has not been taken. Therefore, the project management had the very big limitation.In view of this, from the present situation of management of real estate development project, this article built organizational structure and management mechanism which is suitable to the real estate development through analysis the features of real estate development and organizational management as well as comparing to the traditional construction project management. This paper systematically elaborated management mechanism which refers to the important theories and practical problem in building process, established suitable management mechanism and organization management mode. In the same time, it further analyzed choice mode of project management, received organizational management mode of real estate development. Management mechanism mainly includes organizational framework and team building, choice of project management mode and project implementation. This paper guided implementation of project through building project organizational framework as well as establishing project management framework and project management mode, which has some realistic meaning.Finally, empirical analysis is mainly a verification and complement to management mechanism design of real estate development. It obtained a construction way of management mechanism by means of testing rationality of management mechanism design, which provides advisory opinions for real estate development.
