Urban land price is the reflection of urban land value which is decided by the quality of urban land. The degree of urban land is the reflection of urban land quality and the higher degree of urban land, the better quality of land, the higher price of urban land. At the same time, the method of land evaluation involve many parameters, for example the reproduction cost,the capitalization rate,the land value increment revenue. The value parameters have some internal logical relation with the degree of urban land, so estimating the value parameters of different degrees of urban land and forming relative common value parameters of Yunnan province can improve the land evaluation more scientific and more reasonable.At present, the land evaluation of Yunnan province have many problems which prominent display on two aspects. One is the level of land price can't reflect the difference among the social economy,nature and geographical area objectively, so the level of land price is not coordinate with the degree of urban. The other is the value parameters choosed by value people can't reflect the true conditions of different urban degree, because the value people have different comprehension of parameters, but there is no relative reasonable and scientific value parameters for reference. These problems restrict the standardization of land evaluation.According to above problems, the objective of this theory is to discuss the estimating method of value parameters, and estimate the value parameters of different urban degrees of Yunnan province on the base of relation between the degree of urban and land price. The main content of this theory involve three aspects. First is concluding the basic theory of land evaluation, assertening the study extent and deviding the value parameters into two types: numerical parameters and methodical numerical parameters. Second is studying the estimating method of value parameters which involved in surplus method,market comparison approach,cost approach,income approach. Third is analyzing the reasonability of numerical parameters.On the base of land value theory, the technical line of this theory is first to study the estimating method of value parameters which involved in surplus method,market comparison approach,cost approach,income approach, second to estimate the value parameters of different degree urban on the base of social economy and land quality of Yunnan province. At last, put forward the method of estimating methodical value parameters and ascertain the reference of digital value parameters.
