Since the reform and opening up, the real estate industry has become an important pillar industry of the national economy with China's rapid economic development. With the acceleration of urbanization in China, the commercial real estate, especially the urban complex gradually becomes a new investment hot spot. Whether from the social value or economic value, urban complex of city development plays a decisive role, hence becoming the key object of competition and investment by both the government and developers. Critical for city development, city complex involves many complicated management problems and a series of risks during the process of its construction. Especially, the management of design is vitally important in the implication of the whole project. Without appropriate management, the quality, cost and process will suffer. However, currently, most real estate developers don't pay enough attention to the risk study of project design, only caring about immense benefits and ignoring the project risks underlying enormous profits. They only judge the risk on the basis of subjective experience, totally lack scientific foundation. As to this phenomenon, the risk study of project development in city complex is significant, which will successfully ensure the schedule of expected objectives so as to achieve satisfactory investment return.Regarding urban complex CDICC as research object, based on lots of relevant literature, this paper systematically describes the risk identification, risk assessment, risk prevention and control, etc. Using the method of literature and combining expert investigation of historical data, this thesis identifies CDICC project risk, and points out 15 possible risk factors and variables which may occur in the secure lifecycle phase of project design. In addition, this thesis analyzes major risks in project design. Adopting expert decision and analytic hierarchy process (AHP), it evaluates the design risks in CDICC project, which are evaluated comprehensively and ranked based on probability and severity Considering that risk factors are relievable, avoidable, transferable and acceptable, this thesis proposes effective counter-measures, such as risk relieving, risk transferring, risk retention, back-up measures, etc. It also puts forward suggestions for risk monitoring with the hope that project risk management mechanism will be improved. At the same time, this thesis emphasizes risk monitoring and relevant feedback, promotes ability to prevent potential risks, and highlights dynamic management.This thesis proposes design risk prediction and counter-measures in CDICC project, which will turn out to be helpful for current risk management and prevention, and is practicable and applicable.Finally, the author of this thesis hopes the research results will be relatively valuable for the design risk management of other real estate projects.
