China's economy since Deng Xiaoping opened the door since the situation is good,such as mushrooming,rapid development.Which is the development of the real estate industry is very rapid,has become the mainstay of China's national economy.In recent years,the state has been encouraging agriculture to Africa,to speed up the process of urbanization,leading to commercial real estate,especially urban complex has attracted the attention of countless investors,making it a hot investment.There will be such a government agency and the investor will be the city complex as the goal of each other and the necessary works of this situation,because it is in terms of social value or economic value,have an important role.Although for urban development,the status of urban complex can not be underestimated,and its construction process in the process there are many and complex management problems and a series of risks.In the construction of the project construction process,design management is very important,about the overall situation.If the design coordination management of this clearance is not good,it will bring the cost of the project,quality and time to complete the progress of the target to achieve a bad impact.However,most of China's real estate only focus on money and interests,the hidden risk behind the project is not enough attention,not enough care.Their risk assessment for this project is derived from its own limited experience and intuition,and has not been professionally trained and unfounded,and they are generally doing so.This is not recognized,it is necessary to carry out a comprehensive study of the design risk management involved in the development of various projects in China's urban complex,to ensure that the project is carried out in accordance with the pre-planned procedure so that the investment effect and interests are good.Meaning obvious.This paper is based on the relevant literature and research at home and abroad,and presents the research of this project from many angles such as risk category,risk assessment,risk forecasting and processing and control.On the basis of the combination of historical data and related literature,the risk of the construction phase of the city complex project of Xiangcheng Tianhong Square is evaluated and judged by using the fault tree method.During the use period of this project,there is potential 25 risk factors in construction phase and detailed risk variables,and analyze the main risk factors.This paper uses the system dynamics method and the fuzzy comprehensive evaluation method to forecast the risk of the implementation phase of the urban complex project of Xiangcheng Tianhong Square.The probability of the risk factor is calculated and analyzed by the professionals and the situation is analyzed and listed.Risk may be mitigated,risk-taking,follow-up,etc.,in accordance with the characteristics of the risk factor,such as weakening the possibility,the possibility of transfer,the possibility of avoidance,the possibility of acceptance,and the risk of the main implementation phase of the project A variety of practical means of response.At the end of this article,the risk monitoring of the implementation phase of this project is given,and it is hoped that the risk management system of this project will be helpful.At the same time,to the regular stage of the project risk control and risk of the situation to detect and feedback to enhance the protection of hidden risks,the actual trend of risk to accurately grasp.In this paper,detailed measures for anticipating and responding to risk factors in the implementation phase of the city complex in the city of Tianhong Square are of some benefit to the management of the current risk system and the risk protection in the dark.It is operational and Very strong.This paper aims to put forward a feasible solution to the risks arising from the construction of real estate projects,hoping to be helpful.
