Real estate industry is an important industry in the national economy, and its development has been outstanding on the contribution of economic growth. Healthy running and sustainable development of real estate industry would impact on national economy. When overheating or contraction of the real estate industry is conducive to the national economy, it will cause the real estate market supply and demand imbalance, and result in the real estate market price fluctuations. So the research of the real estate price fluctuations is great significance. Through the real estate prices and real estate price fluctuations comprehensive analysis, we can run the current situation to determine whether the real estate markets have a negative impact on the national economy, thus the government administrations in management decision-making, real estate developers and investment decisions of consumers can be provided a theoretical basis.The idea of this paper is clear and simple. Along the right understanding of economic phenomena from the surface to the nature of economic, we will study the details of the real estate price fluctuations into two issues: the pricing mechanism of the real estate market analysis; Real Estate price fluctuations cause and effect analysis. Difficulties and focused on the study to determine the reasons for fluctuations in real estate prices. According to the research ideas, the structure of this paper is divided into four chapters, Chapter One is the full text of the overview; second chapter studies the real estate market pricing mechanism, analysis of regional oligopoly pricing under the effect of China's real estate market; third chapter both theoretical and empirical aspects of the causes of the real estate price fluctuations and volatility effects are analyzed; fourth chapter through all above research analyses the problem of the real estate price fluctuations and gives policy recommendations and concrete measures to prevent abnormal price fluctuations in the real estate. This paper uses the modern economic theory and method to build analysis of China's real estate price fluctuations and the trend of moving research framework, so that we have a system a comprehensive understanding of China's real estate price fluctuations and causes.
