With the state's increasing strength regulation and control on the residential and commercial real estate and the transfer of the world's manufacturing, the industrial real estate is becoming the investment hot spots at home and abroad. Foreign industrial real estate tycoons make investment and development of China's industrial real estate continuously, and domestic well-known real estate developers have also begun there steps. In the process of China's industrial real estate development, the problems of blind development, lack of pre-planning, imperfect of management system, imperfect service and high vacancy rate exist. In order to enhance China's industrial real estate market competitiveness of enterprises fundamentally and maintain long-term competitive advantage when facing with an increasingly competitive market, China's industrial real estate enterprises need to analyze and evaluate their core competitiveness, and nurturing their core competitiveness and forge the core competitiveness of enterprises which is the only way to survival and development for domestic real estate enterprises. Thus, the analysis and assessment of China's industrial real estate companies'core competitiveness and the cultivate it based on it have a theoretical value and practical significance.This paper begins with the basic characteristics of the industrial real estate, discusses the current situation and existing problems of industrial real estate, industrial parks and industrial real estate enterprises and analyzes the related concepts and theories of core competitiveness which provide theoretical basis for this research and the selection of evaluation elements; Secondly, through the combination of the core competitiveness theory and industrial real estate theory, this paper applies the value-chain analysis method to define the ten elements systematically which affect the core competitiveness of China's industrial real estate enterprises, as well as to expound and analyze it. On this basis, this paper builds the evaluation index system which is suitable for China's industrial real estate enterprises'core competitiveness. It also uses gray fuzzy comprehensive evaluation method to assess the indexes, and establish the industrial real estate business management system. At last, according to a specific industry real estate enterprise, this paper assesses their core competitiveness, and then proposed the specific measures to cultivate the company's core competitiveness.
