Variation is an important content of construction contract management. How to manage the variation well relates to the major problem which whether the contractor is profit or loss, also may say that is the question which all quarters in the contract must meet and process frequently in the contract implementation. In order to overcome the influence of variation to the project goal, many people carried on to the variation control thoroughly, proposed many control measures. In view of fact that domestic variation management research to be at the fumble condition, therefore this paper will unify the domestic actual situation to discuss variation management.First, this paper analyzes the current situation of our country's variation management, induces the existing problems and the problems of the current construction contract terms of variation, then it draws out the necessity of the variation management research.Then, it obtains from the variation characteristic and the essence of contract management, draws out the project change risk assignment theory, and introduces the forseeability risk assignment, the manageability risk assignment and the law and economics risk assignment in definitions, assignment demonstration, practice application and respective limitation in detail.The forth part puts forward the variation concept from the legal angle which is breakthroughs the former, analyzes the cause of formation about variation from nine aspects. Take the changing method of construction as an example to explain how to recognize the variation. In the end, it compares the variation and the change vise.In the fifth part, this paper combining the theory of risk allocation, proposes from the variation content, the nature and the expense influence, the project scope and the urgent degree ,which the four aspects to control the variation.In the part of variation valuation, it introduces legal theories and contract principle, efficiency and fair principle, enriched the existing valuation principle. And then it elaborates the variation cost composition, analysis the determination of variation cost in the fixed total price contract, the estimate unit price contract under the Bill.Finally, to the question of variation terms in the present construction contract terms at home, this paper which aims at the bidding document, the construction contract, the supervisor contract about variation terms , to puts forward the proposal integrate with construct management.
