With the innovation of hosing system and the improvement of market economic system in China, the extent of urban housing commercialization is getting higher and higher and housing consumption has been an important aspect of the daily consumption of urban residents. The research of the spatial structure of urban housing price can not only provide suggestion for urban residents, but also reflect social-economic status in urban area. In resent years, because of the variety of administration, economics, population, transportation, infrastructures and environments, the spatial structure of commercial residential price in xi'an has been varying.This paper collected the commercial housing price in Xi'an during 2003-2008, and then analyzed the involvement of them temporally and spatially. Lastly, with the Kriging we sought to the driving factors of influencing the commercial housing price, and some conclusions have been gotten.Xi'an ordinary commodity housing price spatial structure has had the very sweeping change in the year of 2007 and 2008.The overall price level has the very big enhancement compared with 03-04 year and 05-06 year, the thing direction price space differences are getting smaller in the north-south direction and east-west direction. Xi'an high house price region unceasingly migrates to Gao Xin and Qujiang in 2007-2008.The price spatial structure which occurred in the 03-04 year and 05-06 year that the price decreased by the business lively area to periphery has disappeared. Xi'an ordinary commodity housing price spatial structure transformed by the multi-centers, the multi-extreme values to the double center and double-pole value. Under the major tendency in this kind of price mechanism, Chang An area Guo Du Zhen and the economic and technical development zone in north of xi'an housing price fast growth. It caused that 07-08 year Xi'an ordinary commodity housing price take the north end of town - city in - Qujiang - Gaoxin - Guo Du segment as the price peak keel to northwest and southeast to decrease to northwest and southeast.In my opinion, the structure of housing price and its evolution rule will give us the answer of the main influencing factor of housing price in xi'an.: development plan of the city, natural landscape, traffic condition and expand of development zone. However, the essential driving factors for the development of commercial housing price's spatial structure are the situation of economy development, price level in xi'an and the change of residents' lifestyle and the change in people's behavior when they chose the living place.
