Driven by the market economy and national housing reform, China's real estate industry has rapid development. On the one hand it improved resident's housing situation, on the other hand, it has also initiated many management and the social questions, and the real estate has become common focus problem of the government, residents, developers, academia and so on various aspects. The house price and the geography position have the very close relation, because the location factor is imbalanced in the spatial distribution, resulting that the real estate prices in the space presents the characteristics of the opposite sex, which can take advantage of spatial thinking of geography and map language to interpretation and description. Using the GIS spatial analysis method inquiry house price spatial structure and inquired into the Xi'an ordinary housing price's space and time evolution rule, and carries on the simple analysis to its reason., which have practical significance for the government to regulate the housing price, to adjust investment structure of the real estate, to carry on the urban planning and so on. It also provides the reference for the property development enterprise management, the scientific research and house purchasing.This paper used the average price data of ordinary housing estate that on sale from 2007 to 2010 in Xi'an to establish ordinary housing price database each year in Xi'an. First, housing prices by spatial autocorrelation analysis and the variation analysis had promulgated reveal spatial structure characteristic of housing price in Xi'an; then carried on the Kriging interpolation to various years' data, and based on this, analyzed the spatial distribution pattern of housing price; again carried on the interpolation result to GIS superimposition operation, through quantitative analysis of the absolute change value and the relative variable value, inquired into the ordinary housing price's temporal and spatial erosion process in Xi'an, and analyzed its reason simply. Finally, the following conclusions:(1) Calculation of the global Moran's I index under the two weight shows that, average house prices in Xi'an had a positive autocorrelation in the spatial distribution, showing the obvious characteristics of spatial agglomeration. Analyzing its partial spatial autocorrelation further found that high concentration of residential projects mainly distributed in high-tech zone, Qujiang, and Nanmen, and low concentration projects more located at the west, the east and the Chang An area.(2) The variation analysis indicated that the Xi'an ordinary housing price presented zonal anisotropic in the spatial distribution, had different structural features in the different directions, its reason was residential location factor differences. The isotropic analysis showed that spatial autocorrelation of ordinary housing price was about 8-10km in Xi'an. From 2007 to 2010, structural variance of housing prices accounted for the population variance proportion nearly above 60%. This explained that determinacy factors that ecological environment, traffic conditions, infrastructure, humanistic environment and so on formed main cause of the housing price spatial differentiation.(3) According to the results of the Kriging interpolation, it is showed that there are four major centers of high prices in Xi'an, which are the surrounding of Qujiang pool and Datang Furong Garden, the Cross of Keji Road and Gaoxin Road, the Nanmenwai and Zhangjiabu Square. The overall spatial distribution pattern of housing prices of Xi'an is an extension from the four centers outward to form a "human" character shape. There is some relationship for the housing prices and the planning functions area of important central city.(4) From 2007 to 2010, the average residential price of Xi'an rose 2820.9 yuan/sq m according the absolute analysis, the relative prices of 1.76 times. Either absolute or relative volume, the upward tend of prices of Qujiang New District is the fastest, other areas vary form years.(5) The rules of the spatial variation of housing prices and the temporal evolution of Xi'an as follows:The spatial distribution of housing prices decrease form by the "center" to around; the residential development tend to suburbanization, there is a number of sub-pattern of residential centers, and increase of the suburbs price is higher than the city center; there is a great impact on surrounding residential prices due to urban construction and planning projects; the improvement of ecological environment is the main driving force to promote inner city residential prices to rose early; the surroundings of rivers and large-scale waters can develop to be the high real estate; there is a important impact on housing prices of Qujiang duo to the model of economic development of tourism-driven real estate.(6) With the study for local housing price, there are the main factors influencing the spatial variation of housing prices and the temporal evolution of Xi'an:the planning and construction of urban, the functional structure and morphology of urban, the natural ecological environment and human environment, etc.The unique and features of the paper mainly as follows:(1) Recently, there are few research for the housing price of Xi'an with the space geographical view, especially for the spatial structure of housing prices in Xi'an and the law of differentiation. For that, the author integrated the theory and technology of ESDA, geographical statistics and the spatial overlay in GIS, therefore, which fill this gap in the methods and content.(2)The author used the Kriging interpolation in geographical statistics to simulate the price of house, so the spatial distribution of housing prices and overall morphological characteristics can be conveyed more intuitive.(3) Based on grid overlay operations in GIS, the result is more scientific to grade the spatial and temporal evolution of housing prices in Xi'an with the value change in absolute and relative.(4) Combined with the spatial distribution of housing prices in Xi'an, urban planning, functional zoning, and theoretical results of the urban geography, the writer sum up fatherly the discipline of the spatial variation and temporal evolution for the housing price of Xi'an, which can provide some reference for the city planning and real estate development.
