Studies On The Farmland Grade-appraisal ABSTRACT The stadies is on the basis of the true state for the lack of the Land-market in china-Market. The first, this dissertation expatiates the purposes and significations of studying the Farmland Grade-appraisal, and points out it is important to the land-market standardization and the protecting cultivated land and the Farmland transformation and the rational tax-reveune on agriculture and the adjustment of agro-product structure etc, and the research trends of the Farmland grade-appraisal, the second, it points out the basic theories are the Land Rent and Land Price theories are the Soil-ferility theory and the Production Force theory and the Region theory on farmland grade-appraisal. The thesis commentaries the grade method, such as the Many-factors-synthesize method, the Differential-profit method, the Land-price-district method, the Limited-factor method, and the Nature-yield-come off method, and the appraisal method, such as the Income-Capitalization method, the Mark-approach, the Cost-approach, the Income-multiple method and the Standard-field method and the Shadow-price method, and point out the malpractice on the farmland grade-appraisal, and probe into the synthesize system on the fannland grade-appraisal, grades with the Dynamic-Classification-Analytical method, and appraisals with the Income-Capitalization method. Last, the system of the farmland grand-appraisal is applied to grading and appraisal of arable land successfully in Yao Cun town, Tai Yuan, and indicates the synthesize system on farmland grand-appraisal has scientific and easy-making and likewise value.
