The strategy selection plays a key role in the development of any company. This thesis chooses a property management company—Shanghai Assem~as its research object. Making use of SPACE matrix model, the thesis probes into many uncertainties such as policies, laws, customs and views that the property management industry faces during the specific transferring time. In addition, it analyses the adaptability of strategy research for dynamic competition environment. After analyzing the service procedure of the property management company by means of value chain model, the author discovers the start point to improve the matching of strategic activities. Finally, the author establishes the execution framework of company strategy, using the Kaplan balance scorecard strategic map. The four parts of Kaplan balance scorecard illustrate the operation framework that the company carries on its objective-focused and cost-leading strategy. It provides a better solution to the problem of "focusing on planning but neglecting implementation" that most Chinese state-owned companies face. It is uncommon to make systemic research on property management companies' strategy. The discussion in the text can be regarded as a good reference and guide when the domestic property management companies set up and implement the strategy in the dynamic environment.
