Real Estate Sales Contract Developers To Retain The Property Rights System,

This paper defines that the real estate deal contract is an incomplete contract. After investigating property right theory and contract's theory individual knowledge and common knowledge theory, institution evolvement theory; working over related national level and local government level lows and policies; constituting a game model of contesting property rights of uptown public resource and its interests between land agent and real estate owner based on incomplete information Cournot model, author can conclude that the most important reason of the formation of the incomplete contract is the attitude of the local government. Up on this conclusion, this paper constitutes a decision model of local government's behavior, validated that the local government will support load agent more than uptown real estate owner in contests of uptown public resource and its interests. At the end of the paper, the author provides the role evolution process in the progress of an incomplete contract to be a complete contract and some suggestions to drive the evolution come true as her point.
