As the power of the government was away from the real estate management in our state, there are many conflicts, the irrational safeguards of rights and interests, for example, the owners' violence have been increasing. So the powers of autonomy of the unit owners' association are very important. The thesis focuses on the study on the powers of autonomy of the unit owners' association and wish to do something if it can help.The thesis includes four parts:First, why does the unit owners' association have the powers of autonomy? Because there are so many conflicts on the management of condominium, and other ways to resolve the conflicts do not work well, and unit owners' association have advantages to resolve this problem, so it is necessary that the unit owners' association have the powers of autonomy.Second, the theoretical foundation of the powers of autonomy of the unit owners' association is discussed. Some relevant concepts have been explained, and then the nature of the power of autonomy of the unit owners' association is got: it is power, and it is right also. This is the part of innovation in this thesis. After this the basis of the unit owners' association having the power of autonomy are been discussed and the values of the power of autonomy of the unit owners' association are got.Third, the content of the powers of autonomy the unit owners' association is discussed. It consists of the power of adopting and amending the declaration or bylaws and to exercise the declaration or bylaws .And it includes the power to punish the unit owner. This is the other part of innovation in this thesis.Forth, the limitation to the power of autonomy is discussed, including why and how to limit the power of unit owners' association.The meanings of the subject are as follow. One, it can solve the conflicts. Two, it can cultivate to own the consciousness of self-rule.
