To achieve the anticipative economy effects of the project, first of all, feasibility study must be well done, in this way, many important techno-economy principles and basic materials of real estate projects can be settled and carried out. Finally, bring forward conclusion, make the developer make decisions on the bases of science.Feasibility study is a scientific method of market investigation and study, mastermind scheme, taking techno-economy analysis and demonstration to construct projects before investment decision-making before the project decision-making, synthetically research the advance and practicability in technology, rationality in economy and the possibility and feasibility of the project, there out make sure whether and how to invest and some other likely conclusion, offer credible and scientific gist to decision-making department to make final decision, and take which as the bases for next work. The ultimate purpose of the feasibility study is to realize scitification and democratization of the project decision-making, decrease or avoid misplay in investment decision-making, increase the economy, social and environment benefits in constructing the project.This thesis is composed according to a project scheme and Feasibility study of Dezhou Nanlong lands Ltd named "Dezhou Nanlong International Garden". Firstly, according to the conceive of the developer to the project and the project’s basic complexion, on the bases of complete market research, make the primary positioning for the project; secondly, according to the disquisition fruit of former phases, the situation of the terra using for the project, conceive of the developer, requirements about city programming, and so on, bring forward the lodestar, principles and blue print for programming design of the project; thirdly, arrange the actualizing schedule for the project to be developed, study out marketing scheme; finally, on the bases of upwards phases, estimate the investment of the project, evaluate the project in finance and analyze the uncertainty, finally make sure that this project is feasible, moreover, make some opinions and suggestions to the developer.
