At present, Chinese theme park’s speed of development is very fast. The type of theme parks is various and complete. Their distribution are relatively concentrated. Theme parks have become a new supplementary resources in tourism industry. But there are many problems in most of the theme park, such as ingle income, lower profit and even loss phenomenon. In order to promote the theme parks’ sustainable development in China, the article puts forward the profit pattern of "travel + real estate" in the theme parks..Through analyzing the present situation of the theme parks in China, this paper found that the number is common theme park is more but small scale and low level; Not a clear theme, repetition, simple; Single income; Planning and design level is low; Serious problems such as spatial agglomeration and competition, therefore, drawing on the successful experience of Disney, found that the combination of tourism and real estate profit model is very effective, can fully combines the advantage of both tourism and real estate, complement each other, each real estate recovery investment period is short, the advantage of high yield just make up for the theme park construction cycle is long, the early stage of the project such as large investment, long payback period of investment is insufficient, the advantages of stable and theme park operation periods just make up for the deficiency of the real estate, thus the profit pattern of "travel + real estate" to be able to play a significant effect.Key to Happy Valley Shenzhen as a case, this paper discusses the profit model of "travel + real estate" the actual effect, through to the happy valley theme property, theme hotels and tourist town three aspects effect analysis, found that through the effective combination of tourism and real estate, not only can bring large Numbers of tourists attention for real estate, improve the real estate value and profit margins, and can provide stable funding through real estate as the theme park to ensure visitors and fixed.Profit model in this paper, the research not only deepen the theme parks in the related theory, profit model and help solve the theme park the development of a single, unable to continue as a going concern, and to the establishment of a new theme park profit model has certain practical significance.
