According to the request of the second land resource investigation, every city has built the dynamic monitoring system of urban land value so as to monitor the urban land value dynamically and update the basic and standard value in time. The provincial capital city and the important cities requested by the Ministry of Land and Resource has continuously calculated the land value index by using the land value monitoring points and updated the urban benchmark land value. However, in the recent process of the adjusting the land gradation by using the dynamic monitoring system of land value, the qualitative research is emphasized and the quantificational research is neglected. And the land value monitoring method realizes the calculation of land index, reflecting the trend of land value, but they can't indicate the district where land value has changed. It is difficult to achieve the purpose to find out the warning land value.The author introduces Geostatistical theories and methods into this article, making use of the interpolation method to fully scoop out the implicit information of the land value monitoring points, creating the Digital Land Value Model (DLVM), making use of the DLVM to rectify the land gradation and value .The author analyzes the district where the land value variety has exceed the warning value by the comparison with DLVM in continuous several years. This article consists of six parts:Part one: firstly, this part introduces a series of concept related to the dynamic monitoring system of land value, and analyzes the present situation in domestic and international research, pointing out important problems in the research and application of land value monitoring method nowadays, thus putting forward main contents of this article research.Part two: this part introduces the target, function and the process to establish the monitoring system of land value, putting forward to the process to monitor the urban land value by making use of the monitoring system of land value.Part three: this part introduces some Interpolation methods, and analyzes the scope of various applied methods, and creates the DLVM by making use of monitoring points of Nanjing residence. By the comparison of the prediction error, the author chooses the best Interpolation method.Part four: this part introduces the geostatistical theory, and carry on the data structure analysis, direction analysis, the overall trend analysis to the dataset of the Nanjing residence monitoring points by making use of Geostatistical Analyst module of ArcGIS 9.0, and summarize the correspondent analysis result.Part five: on the basis of the data analysis above, this part creates the DLVM by making use of the reasonable theories model, and discusses the method of adjusting the land gradation and value, and analyzes the change of value using the DLVM of the recent 3 years, thus carrying out the function with warning value.Part six: summarize some experience and suggestion in the process of applying the interpolation method to land monitoring.Aimed at the main problems existed in the research, this article sets up a set of technical methods for monitoring the land value. It resolves emphatically the problem on quantificational research and the adjustment of gradation and the problem on how to study the space-time rule of land value. This article supplies a new thought and method to the monitoring of the urban land value.
