Land price management is the core of land market management. Changes in land prices not only reflect the individual characteristics of prices changing, but also influence the national economic development and social stability. Therefore, a practical and feasible monitoring system to manage the land market is necessary. At present, China's cities have established a dynamic monitoring system based on the urban land grading and evaluating work, thus realizing the dynamic monitoring of urban land prices and real-time updating. Contrasted with other cities, which have rapid economic development, frequent urban construction, and large numbers of land transaction cases, this method has many disadvantages such as its high cost and long updating time, as well as a weak effect of macro-control and low accuracy of information.In order to resolve these issues, the paper discusses the contribution of urban land price dynamic monitoring system based on research at home and abroad. Firstly, a factual survey is conducted to collect information on market transactions by the base map of a homogeneous region and calculate the land prices, and then merge the homogeneous region with a similar premium to the section of land by GIS. Secondly, combined with the cities of the actual situation, the paper sets a group of reasonable monitoring points in the premium segment, and estimates these prices. Finally, the study calculates that the section of benchmark premium by using samples and monitoring points, and gets the urban land-level by using the method of gradation based on price.This new idea changes from the traditional method based on the land grade, and establishes the benchmark land prices as the core of section of the base premium system, making the more practical significance in the specific application. At the same time, it is different from the past time-consuming ventures benchmark premium update, the way updates benchmark premium through monitoring the dynamic points. The organic combination of urban land price dynamic monitoring, standard land valuation and land gradation, which unify difference of the original route of the three processes, significantly save the human, material and financial resources to make the results more in line with the land market management, more scientific and reasonable. The case which was studied on the residential land in Nanjing Gulou District is feasible. This study provides a valuable experience to the establishment of China's cities land premium dynamic monitoring system, in particular, provides theory auxiliary and practice guiding significance to those cities which have mature land market and plentiful exchange cases.
