With the reform and opening up the marketization of deepening economic rapid development, our country enters the rapid urbanization period. Along with the demand of the urban development, China's rapid development of urban geography, including living research widely attention study extent deepened ceaselessly. The 90's urban residential commercialization reform advancement, residence as a commodity into broad categories of family consumption, through the market for satisfactory residential gradually become residents consensus, so the different levels of different residents living demand is stir up the market place and be satisfied, living location problem then become government and real estate related industry focus of concern, the residential space differentiation also concomitant out.Use the ecology niche theory into urban residential research fields, residential niche in the similar residents of residential demand, the greater is the competition between each other. Residential limited resources under the condition of the same residents living demand will produce fierce competition between, and finally by residents state higher residents obtain the settlements. Another inhabitants have to adjust their own living demand, the next-best thing choice can meet the demand of residents most emphasis settlements, when acquiring the residential process must remain with other choose this residential residents produces rivalry, if residents state above contenders skipped acquiring the settlements, if under contenders skipped adjust living demand to choose again again until eventually get a residential settlements so far. Such different living demand of residents by its residents living in residential modal size potential ecological field of different size settlements, such formed different residential niche.Niche theory is applied in the study of residential zone. family income,education level are the evaluation factors of residential state and traffic conditions,location,living conditions,natural environment are the evaluation factors of residential potential, building location evaluation model that evaluate the residential niche of 37 zones which locate at built-up area in Dalian and analyze the spatial characteristics of the location on the basic of residential state,residential potential.We further study the residential state and analyze residential space differentiation of dalian.finally we concluded that the residential niche'apatial differentiation of dalian is that the core is downtown and the zonal zone are distributed from the center to the periphery. residential state show decreasing from southeast to northwest trend, high and low values of zones spread staggered,which not completely consistent with residential niche'.Conclusion from residential niche, living potential, the living state space distribution relationship look, residential niche and living potential space distribution is roughly same, living state strengthen or weakening different living potential areas of residential niche. Residential niche contains residents social attribute factor and traditional regional influence factors, can from residents and residential environment two aspects description and evaluation living location. Dalian residential niche spatial distribution for the parents to center of the city by city as the core center to outer ring ribbon distribution, the farther away from center living niche and smaller. Residential niche high places, living potential also higher, living state have a different levels, Residential niche low terrain, living potential, live modal low also with low living state street on the high side. Mainly minority Living state can make up from location perspective, the residential space differentiation shortage. Dalian living state space distribution presents from southeast to northwest degressive trend, high low value regional crisscross layout, living space isolation is not obvious. Downtown and surrounding natural environment is superior geographical for wealthy inhabitants ghetto, but already appeared wealthy inhabitants downtown area relocated and natural environment is superior in urban areas to undertake center of the city of outsourcing wealthy populations phenomenon.
