The history of human civilization was the one that created rich social wealthcontinuously, at the same time was the one consumed the Earth's resources continuously.Today, extreme shortage of resources and energy supply, environmental pollution and manyother serious problems persecuted the social development. To solve above problems, a newconcept of development——sustainable development attracted the attention of the community.In the housing industry, the representative of the concept of sustainable development wasGreen Residential which seemed ready to come out. Green residential praised highly resourceconservation, energy saving, optimal land utilization, and environmental protection for themost part in the process of the construction and use of residential, it stressed harmoniousliving.The current research on green residential technical evaluation of design and constructionwas far more than that on the economic and social assessment. Therefore, this paper evaluatedthe green residential qualitatively and quantificationally from the point of view of economicand social, and then built the related model, in order to promote the development and apply ofgreen residential.First, the paper was systematic to summary the existing green house technology at homeand abroad, then analyzed the suitability of the domestic green house technology based on thedifferent climate zones. Then the article applied the LCA theory and BC theory to analyze theinternal effects and external effects of green house technology, built their comprehensiveevaluation model, meanwhile explained by an example to expound the practical application ofthe model. Third, it research how to do the social impact assessment, described the process ofsocial impact assessment with examples. Finally, the paper explored how to play thegovernment's guidance, and gave out some suggestions.
