Study On Urbun Readjustment Potential Evaluation In Yanji City

Land is the most basic natural resources in human life, and the basic premises of human activities, which plays an irreplaceable role in human economic and social activities. The importance of land resources is needless to say. City is a symbol of human civilization, and city is the product of social and economic development. As social and economic development, the requirements of human living, working, recreation, transportation and so on are improving, a good, a sustainable land use environment is put on the agenda of human life. Land Consolidation as a measure of coordinating between people and land and optimal allocation of land resources, which shows great potential in relieving contradiction between people and land and solving land use issues. Urban Land Readjustment is an important part of Land Consolidation, which is an effective measure in continuously transforming the land, re-optimizing the allocation of land and efficiently and intensively using of land. Its ultimate aim is to alleviate the urban land supply and demand, to improve the urban environment and to promote urban social, economic and environmental sustainable development.This paper analyzed the meaning and theory of Urban Land Readjustment, proposed land use status and problems of Yanji City and has the potential level by evaluating the Urban Land Readjustment potential of Yanji City. Then, drawing on the practice of Urban Land Readjustment in recent years and combining with the potential of the region, the paper planed arrangements. At last, the article proposed measures of Urban Land Readjustment, which has practical significance to the construction and development of Yanji City.This article evaluated the overall potential of Yanji City urban land at the macro-level by AHP method and Multi-factor comprehensive evaluation method, and the evaluation of the potential result was 3.8558. Results suggested that land use in Yanji City, did not reach the most reasonable and efficient use of the state, in the current economic and social conditions, there is a greater potential to be tapped. At the meso-level, article calculated the size of the data types of the potential areas with the urban land area for the object type. Results which can be to sort out 7.55Km2 Potential sites and 7.614 billion yuan will provide space for future development and bring economic benefits for Yanji City. Through the above analysis and evaluation of potential estimates, paper proposed four measures which were urban renewal, ribbon adjustment, multidimensional space development and improving urban land management. It is hoped that the consolidation measures will provide a scientific basis for scientific planning of urban land resources, the relevant policies and mode of the development Urban Readjustment.
