China's urbanization is actually the process of integration of urban and rural, residential land transfer is an important proposition in the process. Farmers land use right is a fundamental property rights to farmers, the reasonable moderate transfer of the right, not only to the efficient use of land-intensive, but also to the stability and prosperity in rural areas, the national economy and society sustainable development.This study take the residential land transfer in Yuhua District for example, using the methods as:field investigation and indoor processing, quantitative and qualitative analysis, theoretical and empirical analysis. And the main contents are as follows:The status of residential land transfer in Yuhua District is dynamic and flow potential. The spontaneously transfer of farmers and the government-led transfer was include in Yuhua district, the main transfer form is House-land rent and State Expropriation.According to external factor analysis and Principal Component Analysis, we collect the three principal components of residential land transfer in Yuhua District.Among them, the first principal component is Economic development component. Composition of the principal components factor loadings decreasing order are:per capita GDP is 0.993, residential land transfer prices is 0.962, per capita income of peasants is 0.958, the urbanization rate is 0.938. Second principal component is traffic and location. The main components include the factors:the distance from the city center and transportation land area index. Load of these two factors were-0.983 and 0.901. In the third principal component, the principal component index of the floating population has reached 0.912. Thus, residential land transfer is the product of the economic and social development.Internal factors analysis is from the perspective of individual farmers. Through quantitative calculation, obtained the head of household, occupation, family income sources, housing layers, the number of residential housing sites, temporary road frontage on state and head of the household impact of policies and regulations, awareness is the spontaneous flow of Yuhua District Homestead farmers a significant factor in behavior. The results show that farmers in rural homestead in the rural labor force behavior of spontaneous circulation transfer the results of non-agricultural employment; the same time, although the farmers only have the right to use house sites, or be limited to those rights, but the pursuit of wealth of farmers, facilitate their transfer Homestead. According to analysis the influence factors of residential land transfer in Yuhua District, I believe residential land transfer already has external and internal conditions, legal and institutional constraints to residential land transfer does not conform to the objective laws of economic development, and does not conform to the subjective demands of individual farmers. This article believe that we should be released residential land transfer conditionally and in steps. Residential land transfer should follow the three principles:Balance between efficiency and equity, Balance the interests of state, collective and individual, arable land protect and rational use. Make suggestions as:perfect residential land transfer Law, create residential land transfer markets.
