After more than 20 years of development, our country real estate market has had the huge change. However, Market competition becomes increasingly fierce, because the individual needs to be improved and market needs are becoming more and more hierarchical. In the market competition, real estate development companies need to put more technological resources to improve product quality and service level, to ensure the market and product competitiveness. Therefore, many large of the real estate enterprise began to build professional sector and train their own technical team. In the technique, the technology sector is the authority in real estate development enterprise. However, the value of the technology sector could not be fully reflected. This is because the technology sector enterprises don't know all the work in its functions, technical management pattern is not reasonable, real estate project development objective needs are ignored, because subjective desire of companies to work with the planning or adjustment. At the same time, because the business sector work patterns very strong, and all that it easily with other departments between conflict, seriously affect the organization's overall work efficiency.The problem is that real estate companies need to confront and resolve quickly for professional and technical departments of real estate development enterprise in the project development process should take what work and professional and technical work should be that kind of work management model.The thesis is to carry out investigation and studying on this problem through in-depth analysis of the basic process of real estate project development; we make a special investigation of the market in all types of real estate development companies; do the professional and technical work statistics in the real estate project development process. According to the relevant principles, we do a classification, summary and analysis. In the end, we sum up the all job functions for technical department of real estate development companies. At the same time, we study management model to fit for technical department by applying theory of planning organization; contingency theory with features of technical department working functions, and use methods of process reengineering.In addition, thinking of the job functions and working management model on the potential quality of personnel requirements, we do targeted research for technical department personnel quality; when the data collected for statistical analysis and quantification, we formulate a primary standard of technical department personnel quality.By the basis studying, I hope that it can provide the reliable reference in the construction and personnel managing pattern make over aspect, technology departmental function plan, framework of organization recruit organization developing enterprise in real estate waiting for aspect.
