November 2009, the State Council officially approved the administrative divisions of Tianjin Binhai New Area to adjust the proposal, agreed to delete the Tanggu District, Hangu District, Dagang District, Tianjin Binhai New Area was established. Thus, the Binhai New Area as "the coming third pole of China's economic growth ", into an unprecedented fast track to economic development, the growth rate leading the country.In recent years, the Binhai New Area to benefit from national development strategies and TianJin real estate market, the transaction price of Binhai real estate is rising. In 2008, despite the global financial crisis, trading volume declined, but the transaction prices are surging . Especially in August 2009 ,the rising trend was rapidly. Tanggu which the sales was far ahead of the other districts. April 17, 2010, the State Council issued a " the notice about firmly curb the rising prices of real estate in some cities.The notice was called "the new ten Provisions of country." And then the relevant ministries of state council and people's bank of china had been introduced a number of measures to control against the speculation of real estate.Affected by the current round of macro control, the Binhai New Area real estate market in the second half of 2010 decreased housing turnover, the market tends to cool, some real estate have cut prices.In this macro trend, the article is to"Yun Shan road"project of TangGu BinHai New Area as an example, by using of large amounts of data and charts to analyze the the economic and social development of Tianjin BinHai New Area, land supply, the real estate market developments and the promulgation and implementation of macroeconomic policies,combining with the actual situation of the region and the characteristics of the project,making SWOT analysis and make the right market position. Using the method of comparable properties for sales to determine the average price, on this basis, the use of financial evaluation and uncertainty analysis of the project were to conduct a feasibility analysis, through a series of analysis and scientific computing to work out the project is feasible.The article hopes to provide useful guidance and reference for the current project of real estate in Tianjin Binhai New Area through the market and investment analysis of the specific projects.
